New Student Residences

Requirements

The client requirement was for a masterplan for its future on-site, student residential accommodation, with the project delivering the first phase of 100 rooms, in time for the start of the following academic year.

We Delivered

Tandem took this project from outline brief through to operation. We pulled together the brief for the project, procured the professional team, negotiated the engagement of the contractor through mini-tender using the CWM Framework and managed the detailed design and package procurement in conjunction with the appointed contractor. Once on site, we managed and administered the NEC contract and the subsequent fit out of the spaces ready for occupation.

We Innovated

In order to speed the overall programme and deliver against the University’s aspirations, whilst complying with the Public Procurement Regulations, we championed the use of the Local Authority’s framework and worked with the Local Authority and the University to make use of the framework (the first time it had been used in other public sector organisations).

The Lighthouse

Requirements

The Lighthouse project will see the replacement of the existing 1970’s church building with its limited capacity and dated facilities, with a superb new church and community facility. The lighthouse will incorporate a 450 seat worship space, which will be equipped to support various ecclesiastical services, plus allow use for conferences and other events which will bring in valuable revenue to support the work of the church. The facility will provide other community facilities, including flexible spaces for use by voluntary and community groups, residential accommodation for vulnerable young people, staff accommodation for trainee clergy and office accommodation for the church and its partner organisations.

We Delivered

From feasibility, Tandem have taken control of the project and has guided the client and consultant teams through the various stages of the design and procurement of the project. We have led the process with the local authority (London Borough of Camden) to achieve Planning approval and have coordinated the multitude of Land and Property issues associated with the project. We are currently working towards procurement of the main contractor with construction work due to commence on site in 2021.

We Innovated

The site of the existing church is being redeveloped to almost 100% occupancy and is sited on a Red Route in North London. It is appreciated that the construction phase of the project is going to hold many challenges. During the final design stages of the project, we have engaged with a number of prospective main contractors to both introduce them to the project in advance of the main procurement process, but to seek advice and guidance on the logistical issues of constructing the works. This will both inform the requirements for permissions and approvals, help plan the works and ensure the programme and cost plan allowances are robust.

Stratford upon Avon College

Requirements

The client required the full internal and external refurbishment of these two teaching blocks, to turn tired, outdated and failing buildings, into state of the art teaching facilities to take the College into the next phase of its campus redevelopment.

We Delivered

Tandem managed the entire project from briefing, through engagement of a professional team, design, contractor procurement to construction and occupation. We also managed and administered the construction contract (design and build)

We Innovated

We conducted an early procurement exercise for a cladding contractor who could realise the client and Architect’s aspirations for the rejuvenation of the exterior of the blocks. This allowed the technical solution to be developed in detail and costed before the supplier was novated to the main contractor for overall coordination.

Henley Street

Requirements

The Henley Street project saw the redevelopment of the previously outdated paving at the upper end of the street. The new paving boasts a modern vibe and really brings to light the historical features and significance that is the Birthplace of William Shakespeare. In addition, the street lighting has all been redesigned and replaced as well as the inclusion of a number of feature lights for some of the standout features along the street.

One significant element of the works saw the erection of a brand new, proud  statue of Shakespeare himself. The statue sits on a newly built set of concrete steps at the southern end of Upper Henley Street,

The scheme also included the decluttering of the street by removing a considerable amount of furniture that had degraded over the years. New timber benches, stools and trees have all been fitted/ planted along the street.

We Delivered

Tandem Projects have taken this project from what was its inception/ feasibility right through to its practical completion and handover back to the client, Stratford-on-Avon District Council. This included taking on the responsibility for the concept, developed and technical design for the street. Tandem also administered and carried out the procurement process for the appointment of the principle contractor.

Tandem also adopted the role of producing the applications for funding from the Coventry & Warwickshire LEP (CWLEP), and also overseeing the process of the funding drawdowns.

New Hospital Accommodation

Requirements

The project is to provide new hospital accommodation including scanner suite and operating theatres, in the shortest possible timeframe to meet the urgent demands of the NHS.

We Delivered

Tandem Projects have formed a partnership with a modular building contractor – Catfoss, to deliver turnkey solutions to the NHS urgent development requirements. Tandem Projects provide full project and contract management of the schemes working with the contractor and the client team to deliver the projects in the most effective and efficient manner, often months quicker than more traditional build programmes.

We Innovated

The client team often struggles to keep pace with the project requirements and need for information and approval. Tandem have implemented weekly meetings with the client where the strict design approval and RFI process is reviewed, updated and signed off to allow the design to keep pace with the rapid progress of the project.
