The client required a full refurbishment of three lecture theatres and a large seminar room (phased over 2 years). The task required stripping the rooms back to shell and fully refurbishing them to a high level both aesthetically and technically.

Tandem took the project from its inception, through the appointment of the design team, design, procurement and construction to operation. We managed all aspects of the project, including multiple stakeholders, design team, contractor and internal supply departments (e.g., Maintenance, AV, IT).

Very tight timescale (for Phase 1)

An initial accelerated programme was drawn up that met the aspirations, and this was referenced in all stages of the project to ensure the project could be delivered by the start of the academic year.

The considerable risk presented to programme from unknown asbestos.

A detailed and intrusive survey undertaken during Easter break to confirm presence of ACM’s which could then be properly dealt with as part of the construction, without incurring additional delays.

 

Contractor went into liquidation during defects period

A schedule of defects was drawn up and another contractor procured from the framework to complete remedial works, which were paid for from retention monies prior to releasing to the administrator.
